Troubleshooting your door problem:

Symptom: Door only opens a couple of inches, opener struggles to open door, door feels very heavy when opened manually, opener arm mount pulling off of door, top section bending or cracking

Broken springs are the most common reason for a garage door failure. When a spring is broken, your door cannot be opened manually or with the electric opener. Never force a door with a broken spring open manually, it can fall extremely hard or do additional damage to the door.

Torsion Springs can only be replaced by a professional garage door technician. Thousands of people have been killed and maimed trying to replace torsion springs without the proper tools and knowledge. Never release the set screws on the springs, or attempt to remove the spring anchor plate from the wall above the door, these parts are under extreme tension!

If your door only opens a couple of inches, look for a broken spring. Do not increase the force setting on your electric opener, it can damage the door and the electric opener!


Symptom: One side of the door is riding up off the ground

The cables on your door are attached to the bottom corners and are under extreme tension--they hold the full weight of your door. When one cable breaks, all of the strength of the springs is transferred to the intact cable, lifting one side of the door into the air. Do not try to open a door with a broken cable, the door could crash, which is dangerous, or can go sideways and destroy the track and the top of your door, making a repair much more expensive.

When a cable becomes frayed or becomes very twisty(indicates fraying on the inside of the cable), it stretches, throwing the door out of alignment and causing one side to ride up a little.


Symptom: Noisy door, door runs tight, door stops randomly or reverses during travel

When the rollers on your door are worn, the door will begin to get very noisy, run rough, and bind up during travel, resulting in the electric opener either shutting off or reversing the door. Rollers can literally fall apart, with the wheel coming right off of the stem. This can result in the door coming out of the track or becoming a hung door. Badly worn rollers should be replaced with a high quality nylon bearing roller.

Most steel doors installed over the last 25 years have come with extremely cheap black plastic rollers. These should be replaced with a high quality nylon bearing roller. Over the life of your door, plastic rollers put a great deal of extra stress on the top section and the electric opener, because they do not let your door run smoothly. They often contribute to top section damage, and stripped opener gears(in Liftmaster, Chamberlain, and Craftsman openers), and stripped trolleys(Genie screw drive models, including Excellerator).

Warning! There is one particularly bad scenario that is commonly caused by a combination of cheap black plastic rollers and the Chamberlain/Liftmaster/Craftsman series of screw drive openers. Over time, especially if the opener has not been lubed regularly, the force settings become very sensitive, causing the door to stop on the way up, or reverse on the way down. Cheap plastic rollers make the door run "tight", making this more likely to happen. The homeowner then turns up the force settings on the opener so that the door will open and close. But, when the spring breaks(possibly years later), as it is guaranteed to do eventually, the open force is set so high that the electric opener breaks the top of the door! If you own a Chamberlain/Liftmaster/Craftsman screw drive opener, lube it regularly and have your cheap plastic rollers replaced! Do not turn the force settings above 4! Symptom: Sometimes makes loud grinding noise, but often cannot be heard over the opener. Check for metal shavings and powder with your finger as described below.

The bearings on your garage door support the torsion tube, allowing the springs to make the tube turn smoothly. This lets the cables wrap up into the grooves on the drum, lifting your door evenly. If the bearings become too worn out, they can seize up, preventing the cable from smoothly wrapping around the drum. If this happens, the cables can come off the drum, resulting in a hung door. The best way to check for worn bearings is to look at the track directly below the point where the torsion tube protrudes from the doughnut shaped bearing. If there is an accumulation of black metal dust, your bearings are not turning smoothly and are wearing out. It is easy to check by running your finger along the track below the torsion tube, it will leave a dark black mark on your finger.

Torque Master Systems are very popular with home builders, because they are cheap. They perform the same function as a torsion spring—they lift your door. In fact, they use springs to do this—very small springs that are inside of the metal tube mounted on the wall just above the door. Unfortunately, they usually break after opening your door just 7,000 times.

If you have a Torque Master System and your door won't open, pull the manual release cord and feel how heavy your door is. If it feels like it weighs more than 20 lbs., and would slam if you dropped it, you have a broken torque master. Do not try to disassemble the TorqueMaster, it is still under tension and is potentially very dangerous. Follow the same precautions that you would with a broken torsion spring, as stated above.
